Description
Accounting for Property Managers and Owners Associations: Recording, Allocating and Reporting
Maintain the accounts of a property management firm and produce owners association accounts that stand up to scrutiny
- 2 days — 14 h
- In-person or virtual
- Intermediate
- Up to 6 participants
A property management firm keeps three sets of books at once: its own, those of the landlords it acts for and those of the jointly owned properties under its management. The flows overlap constantly: service charge calls, management fees, security deposits, approved works and special reserves. Imprecise posting shows up at the general assembly as challenged accounts and as a direct challenge to the manager on how service charges were allocated.
Two days to master the accounting and tax treatments specific to this profession: chart of accounts and segregation of funds, owners association accounting, landlord account management, then the tax obligations of the firm. All exercises are based on real anonymised accounting records.
Learning objectives
- Organise the accounting segregation between the firm, the landlords and the owners associations
- Record service charge calls and owners association expenditure
- Prepare the allocation of service charges by apportionment key and by owner
- Handle approved works and special reserve funds
- Secure the reporting obligations of the firm and of its principals
