A property management firm keeps three sets of books at once: its own, those of the landlords it acts for and those of the jointly owned properties under its management. The flows overlap constantly: service charge calls, management fees, security deposits, approved works and special reserves. Imprecise posting shows up at the general assembly as challenged accounts and as a direct challenge to the manager on how service charges were allocated.

Two days to master the accounting and tax treatments specific to this profession: chart of accounts and segregation of funds, owners association accounting, landlord account management, then the tax obligations of the firm. All exercises are based on real anonymised accounting records.
